Older Home or New Build: Which Is Better Value?
Character and space, or efficiency and warranties? How to weigh up period homes against new builds in London.

There's no single right answer — it depends on your budget, your plans and how much risk you're comfortable with.
The case for older homes
- More space for the money — period houses often have larger rooms and gardens.
- Established neighbourhoods with mature trees, schools and transport.
- Room to add value through extensions, loft conversions or modernisation.
The trade-off is maintenance. Roofs, wiring, damp and drainage can all bring surprises, so a full building survey is money well spent.
The case for new builds
- Energy efficiency — lower bills and a better EPC rating.
- Warranties that cover structural defects for a number of years.
- Little immediate maintenance.
But new builds can carry a premium that disappears once the home is no longer "new", and buying off-plan can mean delays and snagging lists.
Our advice
Compare the total cost of ownership — price, running costs and likely maintenance — not just the asking price. We're happy to talk through any property you're considering, whether or not we're the selling agent.
